Concrete and clay tile

Tile Roof Cleaning & Sealing in New Port Richey

Tile wears differently from asphalt. Rather than drying out, it soaks up water, holds stains and slowly roughens at the surface. We clean it, then seal it with a clear coat to slow all three.

How tile wears in a humid climate

Concrete tile is porous. Rain and morning dew soak into it, and in Gulf humidity it can stay damp long enough for algae and mildew to settle into the surface. Over the years the face of the tile weathers, the color fades and the stains get harder to lift. Clay is denser but still gathers grime and growth. Cleaning removes what has built up; a clear sealer then slows how much water the tile takes in, which slows the staining and surface wear that follow.

Less water in

A sealed surface absorbs less of each rain and each heavy dew.

Slower staining

Growth has a harder time settling into tile that sheds water.

Clear, not colored

Because the sealer dries clear, the tile's original color and texture still show through.

A separate service from shingle work

A different product

The plant-oil treatment we use on asphalt shingles never goes on tile. Tile gets a clear sealer instead.

A different goal

Tile is not losing oil. The aim is to slow water absorption, staining and wear on the tile face.

No lifespan figure

Tile sealing comes with no lifespan figure from us. Its staying power varies with the tile itself and how exposed the roof is, so we recheck it on return visits.

How it works

From stained to sealed

1

Look over the tile

Cracked or shifted tiles get flagged before cleaning, along with anything a roofer should deal with first.

2

Protect below

Plants, pool decks and walkways are covered before the cleaning starts.

3

Clean at low pressure

Built-up algae, mildew and grime are lifted without hammering the tile face.

4

Wait for dry tile

Sealer goes on dry tile only, so the day is set around the forecast.

5

Seal

The whole field of tile gets an even coat of clear sealer, edge to edge.

Tile questions

Do you handle metal or flat roofs too?

No. Our work covers asphalt shingle and tile roofs only, and we say so on the call rather than guess at a roof type we do not treat.

My house has tile, but the porch roof is shingle. Can you do both?

Yes. The tile is cleaned and sealed, and the shingle section can be assessed for the oil treatment on its own terms.

Do you replace cracked tiles?

Broken tile is a roofer's job. We point it out so it can be dealt with before the roof is sealed.

Stained, thirsty tile?

Call and tell us whether the roof is concrete or clay and when it was last cleaned. We will look at it and price the cleaning and sealing.
