Multi-unit and community roofs
Commercial & HOA Roof Rejuvenation in New Port Richey
When a community's shingle roofs went on around the same time, they dry out and shed granules on the same timeline. We set up treatment programs for those buildings and schedule the work around the people living and working underneath.
Buildings we work on
HOA and condo communities
Rows of townhomes and villas roofed in asphalt shingle of a similar age.
Churches
Broad shingle roofs over sanctuaries, fellowship halls and classroom wings.
Light-commercial
Offices, small retail and other low-rise buildings with pitched shingle roofs.
Why roofs of the same age wear together
Shingles laid in the same season, from similar product, sit under the same Gulf sun on similar pitches. Their oils bake out on a shared schedule, so granule loss tends to surface across a whole property within a few years. Treating one building at a time as each starts to look tired leaves a board chasing roofs one by one. A program reads every roof up front and sets an order by condition, so the most dried-out slopes go first and the rest follow in turn.
How it works
How a program is set up
Walk the roofs
Each building is checked for flexibility, granule loss, age and damage, and marked as a candidate or not.
Set the order
Roofs are grouped by condition and location so the work moves through the property in a sensible sequence.
Work around people
Work days are agreed with the manager or board so parking, entrances and quiet hours are respected.
Treat and log
Treatment only goes down on dry shingles, and each building is logged as it is finished, giving the board a record of what was applied to which roof.
Plan the next round
Follow-up checks are scheduled so later treatments land before the shingles turn brittle again.
What fits a program
Programs cover pitched asphalt shingle roofs. A walk-through sorts the buildings before anything is priced, and our assessment standard applies to every one.
Suits a program
- Pitched asphalt shingle roofs across several buildings
- Roofs that are aging but dry inside and lying flat
- Properties where a board or manager wants one clear scope
Outside a program
- Flat or low-slope membrane roofs
- Metal roofs
- Buildings with active leaks or failing decking
- Tile roofs, which go through tile cleaning and sealing instead
Bring us the property layout
Call with the number of buildings and roughly when they were roofed. We will set up a walk-through and price the program from what we find.
